7 The regular meeting was called to order at 6:04p.m. by Chair Hansen.

I9 Reported at the March 5, 2015 City Council meeting the City Council approved the Human
20 Signage and Gas Station ordinances; Reported the City Council approved the Banyan Tree PUD
2I Project but did not approve the Major Conditional Use for the drive thru.

23 Board Member Josephs made a motion to approve the January 13, 2015 Minutes.
24 Vice Chair Pennell seconded.
25 Motion passed 7-0.
26 Board Member Josephs made a motion to approve the February 10,2015 Minutes.
27 Vice Chair Pennell seconded.
28 Motion passed 7-0.
29 Chair Hansen asked for any ex parte.
30 Chair Hansen spoke with the applicant regarding the Mirasol project.

32 Those preparing to give testimony were sworn in.
33 1. Recommendation to City Council (Public Hearing)-QUASI JUDICIAL HEARING
34 PCDA-14-09-000025-Mirasol Clubhouse PCD Amendment -A request from the Mirasol
35 Club and Association, Inc., for approval of a Planned Community Development (PCD) Amendment
36 to update the tabular data related to the Mirasol Clubhouse expansion. The Mirasol PCD is located
37 at the northwest comer ofPGA Boulevard and the Florida Turnpike.
38 Chair Hansen opened the public hearing.
39 Petitioner: Ann Booth, Urban Design Kidlay Studios.
40 Staff Presentation: Senior Planner, Tamashbeen Rahman.
4I Public comment: None.
42 Chair Hansen closed the public hearing.
43 Board Member Bryan made a motion to recommend to City Council PCDA-14-09-000025.
44 Board Member Rosenkranz seconded.

47 SPLA-14-09-000036-Mirasol Clubhouse Site Plan Amendment-A request from the Mirasol

1 Club and Association, Inc., for approval of a Site Plan Amendment to amend the Site Plan for the
2 existing Mirasol Clubhouse from approximately 86,000 square feet to 143,000 square feet and to
3 provide additional parking spaces at the existing Southwest Maintenance Facility. The Mirasol
4 Clubhouse is located at the intersection of Mirasol Way and Mirasol Boulevard within the
5 Mirasol PCD, and the Southwest Maintenance Facility is located at the southwest corner of the
6 PCD, approximately 240 feet north ofPGA Boulevard.
