SPLN-15-07-000019 - Alton PCD Site Plan Approval within Parcel B
A request by Carrier Corporation, on behalf of the property owner Pasteur Commercial
Investments, LLC, for site plan approval of a 265,000 square foot Center for Intelligent
Buildings Technology Complex within Parcel B of the Alton Planned Community
Development (PCD). The Alton PCD is generally located at south of Donald Ross Road,
north of Hood Road and east and west of Interstate 95.

PCDA-14-08-000023 – Alton PCD Amendment within Parcel C – Town Center
District
A request by Urban Design Kilday Studios, on behalf of Villas at Briger, LLC, for an
amendment to the Alton Planned Community Development (PCD) to convert four (4)
multifamily dwelling units to three (3) additional apartment units within the Parcel C –
Town Center District of the PCD, a modification to the Design Guidelines for additional
Premier, Primary, and Secondary Street typical cross sections, and the PCD Buffer. The
Alton PCD is generally located south of Donald Ross Road, north of Hood Road and east
and west of Interstate 95. The Town Center District is located in the Eastern most portion
of the PCD, south of Donald Ross Road and north of Grandiflora Road.

Background| Briger DRI Palm Beach Gardens
Alton was approved by Resolution 80,
2009 & Resolution 1, 2010 for a Mixed Use
Planned Community Development (PCD)
comprised of:
•681 acres
•2.6 million SF of biotech research and
development,
•1.2 million SF of office, 300 hotel
rooms, 500,000 square feet of retail,
•2,700 residential homes.

Request| Site Plan Approval
•Carrier Corporation is requesting Site Plan
Approval for the first non‐residential
development within the Alton PCD. The project
consists of 30 acres within Parcel B located at
the intersection of Donald Ross Road and 1‐95.
•This application for a 241,400 SF Center for
Intelligent Buildings. The Site Plan also reflects
the potential for future development of
458,600 SF of building area representing the
total 700,000 SF allocated by contract to this
parcel.

Project Description| Center for Intelligent Buildings
•The UTC Center for Intelligent Buildings will be
a state of the art, technologically integrated
building designed to be an international
showcase of United Technologies’ building
products.
•The Center will demonstrate new technologies
for building automation, security, ventilation,
heating, cooling, elevator, escalator and
refrigeration systems.
•The Sustainability Goal for the Center is LEED
Platinum.
