1. Recommendation to City Council (Public Hearing) – QUASI JUDICIAL HEARING
MISC-15-08-000113 - Nova Southeastern University Miscellaneous Signage
Amendment
A request from Nova Southeastern University for an amendment to the approved signage
for the Nova Southeastern University Planned Unit Development (PUD) in order to exceed
the maximum copy area for principal tenant signs. The subject site is located on the west
side of Military Trail, north of Interstate 95.

2. PUBLIC WORKSHOP – No action will be taken on Petition Nos. CPTA-13-07-
000025; CPMA-13-07-000016; and PPCD-13-07-000005 - AVENIR PLANNED
COMMUNITY DEVELOPMENT (PCD)– A request from Avenir Holdings, LLC
requesting approval of petitions for a Comprehensive Plan Text Amendment to amend the
text of the Future Land Use Element of the City’s Comprehensive Plan; a Comprehensive
Plan Map Amendment to amend the Future Land Use from Rural Residential 10 (RR10) and
Rural Residential 20 (RR20) to Mixed Use (MXD); and Rezoning from Planned Development
Area (PDA) to Mixed Use Development District (MXD) to allow a 4,763-acre mixed-use
development consisting of 3,735 single-family units and 250 multi-family units (for a total
residential density of 0.84 dwelling units per acre), 1,800,000 square feet of professional
office, 200,000 square feet of medical office, 400,000 square feet of commercial, a 300-room
hotel, 20 acres of equestrian facility, a 55-acre city park, 60 acres of golf course, 15 acres of
civic, 15 acres of elementary school, and 2,426 acres of conservation. The subject site is
located on the north side of Northlake Boulevard, west of Stonewall Drive, east of Grapeview
Boulevard, and south of Beeline Highway.

The AGC Florida East Coast Chapter would like to convey its support for
Avenir's current proposal of its mixed-used community.
AGC supports economic development through Public/Private/
Partnerships. Avenir's total economic impact upon completion is estimat-
ed to be $725 million annually. We recognize through this proposed part-
nership, it will also be the first time in Palm Beach Gardens' history, you
have the opportunity to bring a corporate user/headquarters made possi-
ble by the significant proposed land.~~J
AGC supports construction as a major economic driver. The total econom -
ic impact of construction at Avenir is expected to add $2.5 billion to the
local economy.
AGC supports responsible development and growth. Avenir combines the
best elements of planning, development and construction. The city has an
opportunity to control future development through Avenir by improving
the traffic pattern through the inclusion of a connector road, improving
traffic capacity with city benefits, creating value with upscale and well-
planned community, which will positively impact property values to ex-
isting city neighborhoods, by preventing inefficient and costly development
patterns.
AGC supports sensitivity to the environment. Avenir will place 51%

AGC supports sensitivity to the environment. Avenir will place 51% (2,426) acres of the site in
conservation, and by doing so, conservation will become the City's largest land use category,
bringing the City's total conservation area to 48%, which is nearly half of the total City area.
Avenir is committed to preserving and restoring waterway connection and improving and pre-
serving the environment.
While there are many key and specific positive talking points with compelling data for the sup-
port of Avenir, we have focused broadly on the ones above .
