1. Recommendation to City Council (Public Hearing) – QUASI JUDICIAL HEARING
PPUD-14-12-000038: BallenIsles East Outparcel Rezoning
A request from EW Outparcels, LLC to Rezone a 5.27-acre site located at the southeast
corner of PGA Boulevard and BallenIsles Drive from Neighborhood Commercial (CN) to
Planned Unit Development (PUD) with an underlying zoning designation of CN. The
Applicant is also requesting Site Plan Approval for a 65,000 square foot professional and
medical office building on the subject site.

2. Recommendation to City Council (Public Hearing)
CPMA-14-07-000018: Trevi Isles Land Use Amendment
A petition by Kennedy Homes, LLC, requesting a Large-Scale Comprehensive Plan Map
Amendment to change the future land use designation of a 12.5-acre site from Residential
Low (RL) to Residential Medium (RM), capping the gross density of the property at 50
residential units. The property is located on the north side of Hood Road, immediately west
of the Florida Turnpike.

3. Recommendation to City Council (Public Hearing) – QUASI JUDICIAL HEARING
PPUD-14-07-000037: Trevi Isles Rezoning
A petition by Kennedy Homes, LLC, requesting a rezoning of a 12.5 -acre parcel from
Residential Low Density-2 District (RL-2) to Planned Unit Development with a Residential
Medium District (RM) underlying zoning to allow the development of a 50-townhome
residential subdivision. The property is located on the north side of Hood Road,

4. Recommendation to City Council (Public Hearing) – QUASI JUDICIAL HEARING
SPLN-15-03-000018: Alton PCD Parcel G Site Plan Approval
A request for site plan approval to develop a 474 single family unit residential subdivision,
including a 3,290 square foot clubhouse, on the 206-acre Parcel G Neighborhood District
located in the southwest portion of the 681-acre Alton PCD east of the Florida Turnpike,
north of Hood Road, south of Donald Ross Road, and west of Interstate 95. The Alton PCD
is generally located south of Donald Ross Road, north of Hood Road, and east and west of
Interstate 95.

Trevi Isle Proposal

Please consider the following regarding the Trevi Isle project development plan.
I. Can you answer "Yes" to the following questions regarding Palm Beach
Gardens, Eastpointe, Trevi Isles, and the community?
1. Will the access from Trevi Isle to Hood Road improve traffic flow and safety
along Hood Road?
2. Will pedestrian and bicycle traffic on Hood Road be positively influenced with
the proposed access from Trevi Isle ?
3. Will the Hood Road traffic design provide improved safety for school buses,
large semis, and fire trucks?
4. Will the Trevi Isle project accept and improve storm water management from
the Eastpointe Community?
5. Will the Trevi Isle project implement a water distribution system, with a "dead
end" water-main; improve fire fighting water pressure in the neighborhood?
6. Will the Trevi Isle project implement a water main system that will
complement and enhance the Eastpointe Community water main system?
7. Will the Trevi Isle project contain recreational opportunities and open space
equal to that in the Eastpointe Community?
8. Will the Trevi Isle home owners association to be included with the Eastpointe
Community associations and thereby benefit both parties? ·
II. Are the following variations desirable?
1. Lot width from 1 00 feet to 3 0 feet?
2. Lot coverage from 35% to 65%?
3. Front setback from 30 feet to 15 feet?
4. Side setback from 10 feet to 0 feet?
5. Rear setback from 20 feet to 7 feet?
6. Minimum PUD size from 250 acres to 12.5 acres?
