The property possesses an Industrial (I) Future Land Use classification and a Research & Light Industrial (M -1) Zoning district designation which allows for a fitness center use to be permitted as a minor conditional use. ORDER APPROVING MINOR CONDITIONAL USE THIS CAUSE came to be heard upon the above application, and the City of Palm Beach Gardens Development Review Committee (DRC), having considered the testimony and other evidence presented by the applicant, City staff, members of the pubic, and other interested persons at a public meeting called and properly noticed, hereby makes the following findings of fact: 1. In accordance with the Section 78 -24 of the City's Land Development Regulations (LDRs), the DRC has the right, power, and authority to approve, deny or approve with conditions, minor conditional use applications as identified in Section 78 -159, Table 21, Chart of Uses. 2. The DRC meeting held on June 12, 2008 was properly noticed in accordance with Section 78 -54 of the City's LDRs. 3. The property is zoned Research and Light Industrial (M -1). 4.
