Purpose of the Meeting
A request from Louis Raffaele for approval of a minor conditional use to allow for a
fitness center use within an existing office /warehouse development located on the north
side of Burns Road, in Palm Beach Gardens, Florida. The property possesses an
Industrial (1) Future Land Use classification and a Research and Light Industrial (M -1)
Zoning district designation which allows for a fitness center use to be permitted as a
minor conditional use.
Comments were offered as follows:
• Heather Graeve, Planning Specialist, introduced the meeting and attendees identified
themselves.
• Jules Barone, Crime Prevention Officer, suggested that the door locks be upgraded.
• James Brown, Deputy Building Official, noted that any renovation work will require
building permits.
• Ray Caranci, Forestry Technician, stated that any changes to the exterior of the
building that affect landscaping should be reviewed.
Motion to approve the minor conditional use with one condition from Forestry, that any
exterior changes that affect landscaping be reviewed. The vote for approval was
unanimous.
The meeting adjourned at 2:11 P.M.

Please provide your comments on the subject DRC petition to the Growth Management Department no
later than 5:00 p.m. on August 8, 2008. Your comments must be forwarded to our office (attn: Heather
Graeve @ hgraeve @pbgfl.com) in order to provide written comments to the applicant in accordance
with the time frames established in the City's Land Development Code. Your comments must be
provided by the deadline stated above. Should you have no comments, please indicate so next to your
name on the second page and forward this memo to our office. Additional copies of the application are
available in the Growth Management Department.
MEETING DATE:
A Development Review Committee meeting will be held on Thursday, August 14, 2008 at 2:00 p.m., in the
City Council Chambers to review the following development application:
Petition #CUMN- 08 -07- 000007 - A request from Louis Raffaele for approval of a minor conditional use to allow
for a fitness center use within an existing office /warehouse development located on the north side of Burns
Road, in Palm Beach Gardens, Florida. The property possesses an Industrial (1) Future Land Use classification
and a Research & Light Industrial (M -1) Zoning district designation which allows for a fitness center use to be
permitted as a minor conditional use.
The applicant will be in attendance at this meeting. Please note that this will be the approving Development
Review Committee meeting to approve or deny the above petition, with or without conditions. Please
provide in writing a recommendation of approval /denial, and any associated conditions of approval prior to the
meeting. Your recommendation will allow staff to compile comments before the meeting to ensure proper
direction. LDR requirements and other pertinent information are being conveyed to the applicant.
