MEETING DATE: A Development Review Committee meeting will be held on Thursday, November 13 at 2:00 p.m• in the Palm Beach Gardens City Council Chambers to review the following request to allow a minor site plan amendment and minor conditional use: Petition MISC- 08- 10- 000051 — LA Fitness: A request by Dodi Glas, agent, on behalf of Fairway Shops, owner of the site, for approval of a commercial plaza fagade update. The subject request is to update exterior colors, materials, sinage, plaza name and landscaping within the plaza formerly known as Shoppes on the Green. A current survey of the property was not included in the submittal. 2. The applicant needs to revise the landscape plans to clearly depict the existing and proposed water and sewer lines located in the work area. 3. The applicant needs to verify that all trees will meet the required setbacks from water and sewer lines. 4. The applicant is advised that Sheet No. LP -1 in the Proposed Landscape Phase 1 Plan does note comport with Sheet No. LP -5 in the Overall Landscape Plan. Lance Memo to File To: Date Wilson, Planner Through: Mark Hendrickson, City Forester From: Ray Caranci, Forestry Technician Subject: MISC- 08 -10- 000051 Shoppes on the Green (LA Fitness) Plaza Date: November 6, 2008 I have reviewed the Land Development Regulations for the above referenced petition and provide the following comments for the DRC: Certification Issues In accordance with Section 78 -305 of the LDR, landscape plans should clearly delineate and key landscape areas, landscape materials, and square footage of open space and impervious areas. The applicant shall clarify what areas were used in the calculation of required open space. The applicant shall provide documentation showing what areas were designated as open space for the property in CAD format on CD ROM. The CAD file will contain the DWG, DXF, and DGN file extensions in version 2004 or earlier. The CAD file shall contain a separate layer for each of the following categories: property boundary, impervious areas, pervious areas, and areas designated as open space. This Petition presents an opportunity to establish a benchmark for the site for open space. Non- Certification Issues 2. The Royal Palm size indicated on the plant list as 8 foot clear trunk does not provide enough clearance for traffic in the drive aisle. If the addition of the Royal palms to this entranceway is meant to mirror the entrance across the street, the palms should be at least the same size at planting as the corresponding palms across the street were at planting at 20 -25 foot clear trunk. 3. The applicant shall indicate the time period for completion of the proposed improvements and landscaping. The applicant shall submit an escrow of $1,000 to the Legal Department. (Satisfied) 2. The applicant shall address signage in the median as a separate petition. (Satisfied) 3. Signage plans need to include location map, sign colors, fonts and styles. (Satisfied) 4. Signage plans need to include sign details for minor tenant space. 5. Applicant shall address storage /garbage related issues prior to public hearing. Specifically, remove storage behind tenants 63 -65, dispose of recycling bins and replace any missing gates on dumpsters.
