24 Purpose of the Meeting
25 A request by Don Hearing of Cotleur & Hearing, Inc., agent for the applicant, for City staff
26 to review a Planned Unit Development (PUD) Amendment to the Gardens Corporate Center
27 master site plan. The applicant is seeking approval of a major amendment to allow for the
28 construction of 29,646 square feet of medical office use and 118,585 square feet of
29 professional office use, for a total of 148,231 square foot office building with an accessory
30 parking structure. This site plan amendment request is for a 15.6 -acre parcel located at the
31 Northeast corner of Alternate A 1 A and PGA Boulevard.

33 Planning and Zoning
34 a Kara Irwin, Growth Management Administrator, described the parcel and stated the
35 subject is regarding the subdivision, easements or access and how it was created.
36 a James Mahrer, Miller Capital, stated that when Menin Development purchased the parcel
37 they also purchased the roadway and it was included with the previous application for the
38 temporary parking lot. It remains with the PUD along with the access and other easement
39 agreements with the other two property owners within the PUD.
40 • Discussion ensued regarding master PUD requirements, waivers, utility service, median
41 cut, square footage, bank and drive - through area, signage, garbage and recycling areas,
42 site design, loading area, architecture, safety issues, legal description, green space, and
43 parking.

45 • Mark Hendrickson, City Forester, discussed certification issues, landscaping, ingress off
46 of the PGA Boulevard off ramp, and the unmanned teller area.

2 • Tara Headman, Palm Beach Gardens Police Officer, discussed pedestrian and recessed
3 areas around the building, lighting, building and roof address numbers, and security
4 measures.

6 • Scott Fetterman, Palm Beach Gardens Fire Rescue Deputy Chief, discussed access for
7 emergency vehicles and sand pipe and fire sprinkler systems for the parking garage.

9 • James Brown, Deputy Building Official, discussed life safety plans for all buildings and
10 disabled parking access.

13 Operations, covered easements, trees in front of building O, landscape setbacks, water
14 and sewer lines.

17 lighting, drive - through area, driveway separation, horizontal control plan, median cut and
18 stacking.

20 • David Reyes, Operation Director, discussed the dumpster area.

A request by Don Hearing of Cotleur & Hearing, Inc., agent for the applicant, for City staff to review a

applicant is seeking approval of a major amendment to allow For the construction of 29,646 square
feet of medical office use and 118,585 square feet of professional office use, for a total of 148,231
