5 I. CALL TO ORDER
6 The regular meeting was called to order at 6:00 p.m. by Chair Hansen.

1 o Chair Randolph Hansen, Vice Chair Michael Panczak, Carl Sabatello, L. Marc Cohn, Roma
11 Josephs, Erez Sela, 1st Alternate Chelsea Reed (sitting in for Christopher Oftedal)
12 Members Absent: Christopher Oftedal.
13 Also Present: City Attorney, R. Max Lohman; Director of Planning and Zoning, Natalie Crowley.

16 V. REPORT BY DIRECTOR OF PLANNNING AND ZONING: NAT ALIE CROWLEY
17 Reported at the January 10, 2019 City Council meeting, the City Council approved Avenir Site
18 Plan #1 and the signage for the Divosta Towers; At the February 7, 2019 City Council meeting the
19 City Council approved the comp plan map amendment, rezoning, site plan, and major conditional
20 use for Arcadia Gardens.
21 VI. APPROVAL OF MINUTES
22 Vice Mayor Panczak made a motion to approve the December 11, 2018 meeting minutes.
23 Board Member Josephs seconded.
24 Motion passed 7-0.
25 Chair Hansen asked for any ex-parte.
26 None.
27 VII. PUBLIC HEARINGS
28 Those preparing to give testimony were sworn in.
29 1. Recommendation to City Council -(Public Hearing) CPSS-18-08-000011: Small Scale
30 Comp Plan Amendment for 12220 Alt AlA-A request by AlA Cabana Partners, LLC for
31 approval of a Small-Scale Future Land Use Map amendment from Palm Beach County (PBC)
32 Commercial High/Residential Medium-5 Units per Acre (CH/5) to Palm Beach Gardens (PBG)
33 Commercial (C) for an approximately 0.68-acre property consisting of two parcels following
34 annexation. The property is generally located on the southeast corner of Alternate AIA and Florida
35 Avenue, approximately 0.5 miles south of Hood Road.
36 Chair Hansen opened the public hearing.
37 Petitioner: Jon Schmidt, Schmidt and Nichols.
38 Staff Presentation: Senior Planner, Martin Fitts.
39 Public comment: None.
40 Chair Hansen closed the public hearing.
41 Board Member Cohen made a motion to recommend to City Council CPSS-18-08-000011.
42 Board Member Josephs seconded.
43 Motion passed 7-0.
44 2. Recommendation to City Council -(Public Hearing) -QUASI-JUDICIAL HEARING -
45 PPUD-18-08-000053: Rezoning and Site Plan for 12220 Alt AlA-A request by AlA Cabana
46 Partners, LLC to rezone approximately 0.68 acres consisting of two parcels from Palm Beach County

1 (PBC) General Commercial (GC) to Palm Beach Gardens (PBG) Planned Unit Development (PUD)
2 Overlay with an underlying zoning designation of General Commercial (CG-1) with PUD Site Plan
3 approval for a Convenience Store with gas sales and a car wash facility following annexation. The
4 property is generally located on the southeast comer of Alternate AlA and Florida Avenue,
5 approximately 0.5 miles south of Hood Road.
