CALL TO ORDER 6 The regular meeting was called to order at 6:03 p.m. by Chair Hansen. 7 II. PLEDGE OF ALLEGIANCE 8 III. ROLL CALL 9 Members Present: 10 Chair Randolph Hansen, Vice Chair Michael Panczak (left at 6:51 p.m.), Carl Sabatello, L. Marc 11 Cohn, Roma Josephs, Christopher Oftedal, Erez Sela, Chelsea Reed (sitting in for Michael Panczak 12 at beginning 6:51 p.m.) 13 Members Absent: None. 14 Also Present: City Attorney, R. Max Lohman; Director of Planning and Zoning, Natalie Crowley. 15 IV. ADDITIONS, DELETIONS, MODIFICATIONS 16 None. 17 V. REPORT BY DIRECTOR OF PLANNNING AND ZONING: NATALIE 18 CROWLEY 19 Reported at the April 4, 2019 City Council meeting, the City Council approved the small scale 20 land use amendment and companion rezoning petition for the car wash and gas station 21 modifications on the southeast corner of Florida Boulevard and Alternate A IA. 22 VI. APPROVAL OF MINUTES 23 Vice Mayor Panczak made a motion to approve the March 5, 2019 meeting minutes. 24 Board Member Josephs seconded. 25 Motion passed 7-0. 26 Chair Hansen asked for any ex -parte. 27 Board Member Josephs met with the applicant for PPUD-14-12-000038, BallenIsles East 28 Outparcel PUD Rezoning. 29 VII. PUBLIC HEARINGS 30 Those preparing to give testimony were sworn in. 31 1. Recommendation to City Council - (Public Hearing) - QUASI-JUDICIAL HEARING 32 (Continued from 3/5/2019) PPUD-18-05-000052 — Costco Wholesale Corporation PUD and 33 Rezoning - A request from the Costco Wholesale Corporation seeking to rezone two parcels totaling 34 approximately 16.61 acres from General Commercial (CG -1) to Planned Unit Development (PUD) 35 Overlay with an underlying zoning designation of General Commercial (CG -1) with PUD Site Plan 36 Approval. The proposed Site Plan includes a 20,074 SF expansion to the existing Costco building, 37 the addition of a membership fuel center, and various site plan and landscape plan modifications. Recommendation to City Council - (Public Hearing) - QUASI-JUDICIAL HEARING 18 PPUD-14-12-000038 — BallenIsles East Outparcel PUD Rezoning - A request from E.W. 19 Outparcels LLC to rezone a 5.27 -acre site located at the southeast corner of PGA Boulevard and 20 BallenIsles Drive from Neighborhood Commercial (CN) to Planned Unit Development (PUD) 21 Overlay with an underlying zoning designation of CN. Recommendation to City Council - (Public Hearing) - QUASI-JUDICIAL HEARING 41 PPUD-18-03-000051 — Tax Collector of Palm Beach County PUD - A request by the Tax 42 Collector of Palm Beach County to rezone one parcel consisting of approximately 6.96 acres from 43 Planned Development Area (PDA) District to Planned Unit Development (PUD) Overlay with an 44 underlying zoning designation of Public and Institutional (P/I) with PUD Site Plan approval for a 45 Government Office. The property is generally located on the southeast corner of the intersection of 46 PGA Boulevard and Mall Road, approximately 0.6 miles east of Interstate 95. For purposes of this law, a 'relative' includes only the officer's father, mother, son, daughter, husband, wife, brother, sister, father-in-law, mother-in-law, son-in-law, and daughter-in4aw. A 'business associate' means any person or entity engaged in or carrying on a business enterprise with the officer as a partner, joint venturer, coowner of property, or corporate shareholder (where the shares of the corporation are not listed on any national or regional stock exchange).
