The meeting started at 2:50 p.m.
Michael Sanchez opened the meeting and turned it over to Ross Gilmore to discuss his
comments about the project. In comment 4 to Ross' memo dated May 11, 2006, he was
concerned about the location for underground drainage, but it was brought up at this time
that Seacoast is requiring a master meter to the project. In a discussion of comment 5, the
developer agreed to shift the drive and in comment 6, they agreed to an 8 foot wall and
agree that it will require a waiver as will comment 8. Ross told them he would need a
plant list separated by categories and an inventory of the trees on the entire site. In
comment 12 the developer was told that he needs to show the sidewalk on his survey.
Developer will bring back landscape plans and will show how they intend of having
access to the lake maintenance easement. Steve said that title to the lots will be fee
simple so the landscape must be shown on each lot. There was discussion about the size
of the parking spaces and valley gutters. All comments not specifically mentioned were
reviewed and agreed to by all.
Judy wanted to know when they were going to be platting this property, they can request
a waiver to clear the land prior to the plat being approved. Judy informed them that code
requires prior to getting the first permit the property needs to be platted. If they are
townhome lots, there are no regulations in the LDR and they need to obtain waivers for
side and rear setbacks.
The streets must meet the minimum inside /outside surfaced radius. They don't want the
roads to show as local roads but they want them to be lanes dedicated in the plat to the
association for maintenance. They want roads to be like Catalina Lakes, alternate to that
shown is 11' of road with 1' header curb; they will work it out. They need to make sure

traffic circulation within the site has appropriate turnarounds and there needs to be
evidence of positive drainage outfall. This must be in the drainage statement.
All proposed improvements within the Lake Maintenance Easement must be removed.
Code requires a 20' continuous Lake Maintenance Easement for the maintenance of the
lake, they need to find an access to the lake and dedicate it on the Plat.
The Home Depot retention pond must either be conveyed or a 3`d Party Easement
Agreement must be obtained for the maintenance responsibilities.
Mike Sanchez stated that the City is not in favor of all front - loaded garages, the project
needs to be changed to add a variety of garage exposures. The pocket parks need to be
relocated to provide privacy and noise protection. The developer needs to add more
architectural style to the buildings and more variety in the color scheme. He wants more
shade trees along the sidewalk and benches around the lake.
Mike told them that any workshops on this project need to be noticed.
Jules expressed a concern that the project, when completed, would require more police
personnel to keep the present Level of Service. He discussed lighting and securing
access to the pool area.
Having no further bus' ss, the meeting was adjourned at 3:50 p.m.
