Relief from property development regulations for RL-3 Zoning Districts:
• Allows for creative product design and architectural and visual interests along street
• Reduced density (2.72 du/ac vs. 6.7 du/ac)
• Proposed development’s compatibility with surrounding uses
• Waivers are consistent with other large planned residential communities within the City
(Mirasol, Frenchman’s Reserve, Evergrene, etc.)
Open Space Requirement (40%):
• High quality species palette, dense, and large landscape buffers
• Significant amount of open space and landscaping on individual lots
• Landscape points exceed the required by 2x
• Wide right-of-ways with sidewalks and additional open space
• Street tree theme
Reviewed together in the context of the entire project, its consistency with the
Residential Low Density land use and zoning district, the project’s high quality,
and its compatibility with the adjacent uses, Staff Supports the waivers.
