than 5:00 p.m. on October 24, 2007. Your comments must be forwarded to our office (attn: Nina Nikolova
(nnikolovaa- pbgfl.com) in order to provide written comments to the applicant in accordance with the timeframes
established in the City's Land Development Regulations. Your comments must be provided by the deadline
stated above. Should you have no comments, please indicate so next to your name on the second page and
forward this memo to our office. Additional copies of the application are available in the Growth Management

MEETING DATE:
A Development Review Committee meeting will be held on Thursday, October 25, 2007 at 3:00 p.m., in the
City Council Chambers to review the following development applications:

A request by Jeanine Thomson, owner of Angels Awakening, for an approval of a Minor Conditional Use petition
for a dance studio at 11430 US Highway One, Palm Beach Gardens, FL 33408.
The applicant will be in attendance at this meeting. Our office requests your participation in the review of this
project. Please review this request and attend the meeting if possible. Receiving your comments prior to the
meeting will provide staff with the ability to give proper direction to the applicant.

The following general comments affect this project should be duly noted by the
applicant:
1. Permits shall be required for a fire barrier to separate the retail from the
proposed dance studio in accordance with FBC 302.2 and 302.3.

Staff has reviewed the above - referenced petition and the following conditions shall be
included in the Minor Conditional Use Approval:
1. Prior to the issuance of the occupational license for the Dance Studio, the
applicant shall apply for a sign permit for review and approval by the City.
2. Should the City receive noise complaints associated with the Dance Studio, the
applicant shall be required to further soundproof the Dance Studio within 30
days of the City's notification of the applicant.
