Petition VAR- 00 -04: Variance Request for 13797 LeHavre Drive in Frenchman's
Creek
Mr. Joseph Black, of Omega Builders and as agent for Mr. and Mrs. Howard First, is
requesting a variance from Section 118 -200 (G) (1) of the City Code of Ordinances to
reduce the required front building setback from 25 feet to 22.5 feet.

SP- 99 -22: Northcorp Design Center (Lot 2)

Urban Design Studio, agent for Northcorp Development, Inc., is requesting a major site
plan approval for Lot 2, which is a parcel within the RCA Plat of the Northcorp PCD.
The 2.94 -acre site is currently vacant. The applicant requests the approval of a 29,890
square -foot interior design showroom /office /warehouse on Lot 2. The site is located on
the north side of RCA Boulevard in the northwest quadrant of its intersection with
Alternate AIA, on the north border of the Northcorp PCD. (6- 42S -43E)
Recommendation to City Council
SP- 99 -25: Frenchman's Creek Clubhouse "Expandivation"
Cotleur & Hearing, Inc., agent for Frenchman's Creek Golf Course, is requesting an
amendment to the site plan for the Frenchman's Creek Clubhouse. The site is located
within the Frenchman's Creek Planned Community District (PCD) at the southeast corner
of Alternate AIA and Donald Ross Road. The 24.45 -acre site currently contains a
59,956 square -foot clubhouse, 17 tennis courts, and a 560 square -foot pool pavilion.
This amendment proposes to expand the existing clubhouse by 4,421 square feet, and add
a 15,261 square -foot fitness and tennis center. (30 -41 S -43E)

Military Trail/Northlake Boulevard Former Enclave Rezoning to CG -1
Staff - initiated petition to assign a zoning designation of CG -1: General Commercial to
0.73 acres and 1.86 acres of recently- annexed land at the northwest and northeast corners
of Military Trail and Northlake Boulevard, respectively.

PUD- 99 -02: Admiralty H (Phase 2)
Alfred J. Malefatto, agent for Palm Beach Hotel and Office Building Limited Partnership,
is requesting to amend a planned unit development master plan for the southwest corner
of PGA Boulevard and Interstate Highway 95. Phase I of the 12.5 -acre site currently
contains an 8,994 square -foot office building, a 62,863 parking structure, a 44,669
square -foot hotel, and an 814 square -foot mechanical building. This amendment for
Phase II proposes to increase the square footage of the approved five -story office
building from 82,265 square feet to 82,389 square feet, and to permit the approved
parking structure to have an additional story (for a total of three stories). (12- 42S -42E)
