Purpose of the Meeting
Request by Ms. Jennifer Tighe of Land Deisgn South, on hehalf of William Hudson, to
allow the change in land use designation from Palm Beach County Medium Residential 5
(MR -5) to Palm Beach Gardens Mixed Use (MXD) on the 10 -acre parcel generally
located at the Northwest of the intersection of Alternate Al A and Hood Road.
Comments
Fire Department
Scott Fetterman, Deputy Fire Chief
• Concern was expressed for a 15 -ft wide stabilized access off of Hood Road.
Paving would be preferred.
• Land Design South stated that a stabilized upgrade was preferred in planning
because of proximity to the railroad tracks and signal. Belief was expressed that if
paved, use by trucks would be common. Concern was expressed for traffic
backups and accidents.
• Land Design South preferred stabilized upgrade for emergency vehicle use.
• Land Design South agreed to meet with the County and discuss how best to have
the access work and report back.
• Discussion ensued regarding connection points for fire hydrants.
• Discussion turned to the stabilized area behind the hotel where a wider sidewalk
was suggested.
• Land Design South prefers to maintain the 14 -ft stabilized upgrade the Deputy
Fire Chief will discuss the issue further in his department.
• Trees are proposed next to the building, which would severely limit ladder access.

• Discussion ensued on replacement of the trees so that code requirements are still
met.

• Cameras are stressed for both Publix and the assisted living facility.
• The path around the facility should be lit.
Building Department

• A brief Life Safety Plan is requested to review sidewalks.
• Sight lighting plan should show egress path illumination.
• Advised following Florida Statutes on construction.
City Engineer

• Horizontal control sheet requested; depending on scale this can go on the sight
plan.
• A legend is acceptable instead of labeling each item.
• Coordinate sight, engineering and landscape plans.
• Provide a cost estimate prior to the surety being approved and permits being
pulled.
• Draft of surety will be provided.
City Forester
Ray Caranci, Forestry Technician
• Request that the computer assisted design (CAD) files be provided on a disk and
supply sheets of the individual layers.
- Exception taken citing a former request to show everything on one layer so
the calculation can be done as a whole.
- Will verify that sod area, landscape points and total open space should be
provided in separate layers so square footages can be calculated individually.
• Check building height so proper tree height is determined. If unable to meet code -
required tree height, a waiver must be obtained.
• Guidelines should be followed for facade height.
• Dumpster area outside wall must be landscaped according to code.
• Loading area and van parking area should be labeled on the plan and blocked
from public view.
• Combination fountain and monument sign has raised issues because of the
specific landscaping requirements.
• Stabilized area for emergency vehicles leaves an open viewing area into the
service area, which has no landscaping.

• Roadway beautification plan not noted.
- Median has already been done between Seacoast and Evergrene and
Frenchman's Crossing will agree to the maintenance plan.
• Request for clarification of signage including letter height.
• The front sign will be double- sided, which requires a waiver request.
• Two waivers for signage are requested with one for each building.
• Illustrate reduced areas for parking spaces.
• Screen for Florida Power & Light (FPL) should follow the FPL guidelines.
• Covered amenity should be provided in lieu of benches.
• Condition of approval is anticipated to remove nonnative and invasive plants from
the railroad right of way.
• Overall landscape treatment is being discussed with Evergrene.
Police Department

• A sight security plan is required because the parcel is being annexed in the City.
• It is required that the street number be painted on the roof of any building over
10,000 square feet. The number should face Hood Road.
