Not all of the landscaping needs to 36 be installed or field located around all of the lighting prior to the first Certificate of 37 Occupancy. Only the first field will be reviewed. 38 • Lighting indicated on site plan will need to be reflected more clearly. Discussed lighting and 39 photometric level requirements as well as current lighting codes. 40 • Discussed current lighting codes requirement. 41 • Visit to site indicated that we do not expect to have any problems with meeting current 42 lighting codes. -I-Development Review Committee Meeting Minutes 091307 1 • Discussed window panes shall not be located less than 40 inches away form any locking 2 mechanism unless burglary resistant/impact glaze is used, does not necessarily need to be 3 both. However, if no burglary resistant/impact glaze is used then window panes shall not be 4 located less than 40 inches from any locking mechanism. 5 • Illumination for garage doors will need to use photocell and sensor other than just a light 6 switch. 7 8 Building Department 9 Doug Wise, Chief Building Official, Building Department 10 • There have been changes to cost estimate. New estimates will be submitted for review. 11 • Pending determination by planning and zoning if photometric plan is required will need to 12 submit for review. 13 • Platted lots may need to be re-platted. Subtitle with plat overlay was not received. Plat to be 14 revised to remove all lot lines then will be re-submitted, currently under revision and will be 15 submitted separately. 16 17 City Engineer 18 Jim Orth, Engineer 19 • Discussed reconfiguration of units from townhouse to condominiums affects Federal Fair 20 Housing Act, chapter 11 of Florida Building code. 21 • Discussed parking field's requirements if guest and visitor spaces are provided must provide 22 one accessible parking space for each building, a total of 14 spaces will need to be provided in 23 visitor parking fields. Suggest conducting analysis regarding parking issue. 24 • Provide accessible parking graphic demonstration of where spaces will be placed on property, 25 or provide justification. 26 • Site light that is not owned by FPL will require its own permit. 27 • Garage doors with photo sensor will require switch as well as photo cell . 28 29 City Forester 30 Mark Hendrickson, City Forester 31 • Discussed landscaping based on original approval plans. 32 • Need to place more trees and palms back into common areas. 33 • Discussed intent on preserving no net loss regarding previously approved plans for units 34 which provided plenty of landscaping between buffers and preserves. All trees and 35 landscaping in original plan is to be placed and added back into site plans. 3 6 • Proposal for two easements that will go on both sides of driveway will be illuminating lines 3 7 and easement will not be visible this will not work, will need to reconfigure the line in this 38 area to make it clean. 39 • Discussed removal of comments from Seacoast Utilities . 40 • All lighting on site will need to be reflected on plan and landscape plan. 41 -2-Development Review Committee Meeting Minutes 091307 1 Planning & Zoning 2 Nina Nikolova, Planning Specialist 3 • Requested all plans needing to be signed and sealed. Wrong plans were sent in. 4 • Signed plans and sealed plans will be submitted. Specifically Architectural plans. 5 • Regarding 6 foot clearing and lots adjacent to each other rather than to common area open 6 spaces, analysis will be submitted and reflected on the site plan rather than on the typical. 7 • Discussed corrections and adjustments to be made to site plans to read more clearly and 8 consistently based on Planning & Zoning comments. 9 • Mark Hendrickson, City Forester discussed preserves located between site and Central 10 Boulevard. 11 • Request was made for name to be re-added to entry sign on alternate side of street so as to 12 have name visible from both sides of street and all intersection will have name Paloma.
