I. ROLL CALL Debbie Andrea, Public Information Coordinator, called the roll for the PZAB: Members Present Members Absent Craig Kunkle, Chair Douglas Pennell, Vice Chair Randolph Hansen Michael Panczak Barry Present Jonathan Rubins Dennis Solomon Joy Hecht, 1 st Alternate Amir Kanel, 2nd Alternate Also Present Jeff Johnson, Planning Manager, Growth Management II. MINUTES None. 32 IV. 33 34 35 36 37 38 39 40 REPORT BY KARA IRWIN, GROWTH MANAGEMENT ADMINISTRATOR None. RECOMMENDATION TO CITY COUNCIL Petition PUDA- 07- 06- 000008: DoubleTree PUC Amendment A request from Marty Minor Of Urban Design Studio, as agent for THI IV, LLC and E &J Properties, LLC. For an amendment to the approved DoubleTree Hotel Planned Unit Development (PUD) to permit the construction of a 15,000 square -foot Executive Meeting Center on the 13.5 -acre PUD, located along the east side of Military Trail approximately 300 feet North of PGA Boulevard in the City of Palm Beach Gardens. Project Manager: Richard Marrero, Senior Planner 41 Craig Kunkle, Chair, read the petition. No ex parte communications were declared. The 42 floor was opened to discussion from the petitioner. 43 • Marty Minor, Urban Design Studio, presented the building and its uses. Discussed 44 reasons for not choosing a chiller. Pictures of the architecture were presented. The 45 restrooms were moved. There is a larger color palette now. Landscaping plans meet 46 the requirements. Leaders in Energy and Environmental Design (LEED) required two Planning, Zoning and Appeals Board Regular Meeting Page 1 01-08-08 bus routes be available within a half -mile; DoubleTree has two bus lines that stop right outside. One waiver is requested for an older parking area, that has nine spaces in a row. The new parking spaces are within specification. Craig Kunkle, Chair, opened the floor to public comment. Carolyn Chaplik, 715 Hudson Bay Drive, Palm Beach Gardens. Objected to the pink Tabebuia trees because of possible damage during storm conditions. Craig Kunkle, Chair, closed the public hearing. • Questions were asked regarding the color palette and the traffic patterns. • Roofline was discussed. • Congratulations were offered for a fine job. • Joy Hecht asked why the old building and the new building are not connected. They are connected by walkways. • Inquiry as to the use of the 19,000 square feet in the future. • Compliments offered for a fine job. MOTION Recommend approval of Petition PUDA- 07 -06- 000008 to the Council going forward with one waiver, vote is unanimous 7-0. (The remainder of this page intentionally left blank.)
